The Guatemalan registry system works on the folio real: each property is identified by property number, folio and book, with its full chain of title, encumbrances and annotations. There are two registries: the General Property Registry (RGP) (central zone, based in Guatemala City) and the Second Property Registry in Quetzaltenango, for the west of the country. Electronic searches and QR-code certificate verification run at consulta.rgp.org.gt, and certificates are requested through the RGP Virtual portal; the Second Registry offers online certificates at consulta.srp.gob.gt.
